The New Jersey developer, which has built more than 170 homes and apartments at the former Hartford campus in Simsbury, is planning a major expansion that will add more than 500 new apartments and homes.
Silverman Group's concept for The Ridge at Talcott Mountain - South will focus on rental housing with 448 new apartments.
The company also wants to build 70 single-family homes, as well as 11 duplex apartments, which will make up 22 individual units.
Silverman's group plans to present their idea to planners at a zoning commission meeting Wednesday at 7 p.m. at City Hall. The offer is not official. To date, the company has not submitted any permit or zoning applications.
The Silverman Group will build on dozens of acres that were once part of Hartford's headquarters. The site is located along the north side of Hopmeadow Road on Old Canal Road.
Silverman decided to change the face of South Simsbury shortly after Hartford closed its 172-acre headquarters in 2013. Silverman bought the property for $8.5 million in 2015 and razed more than 600,000 square feet of office buildings that employed nearly 1,500 workers in Harford. a job.
Silverman Contractors then built The Ridge at Mount Talcott, a townhouse and apartment complex, on the north end of the land.
Described in marketing materials as "the definition of sophisticated mountain living," the two-bedroom apartments currently sell for $2,170 to $2,600.
Inventory includes 1-bedroom apartments ranging from 775 square feet to 1,077 loft apartments. The two-bedroom models have two bathrooms and range from 1,144 to 1,372 square feet for the loft models.
Two bedroom homes have garages and two or three and a half bedrooms. Sizes range from 1,396 to 1,583 square feet.
The Ridge has a pool, conference room, yoga studio, fitness center, game room and dog park. The complex touts stainless steel appliances, balconies or patios, and several units with full-size washers and dryers.
The company is expected to present details of the expansion proposal at a meeting on Wednesday night. Documents submitted by Silverman to the city are classified as "concept" and do not list all the planned amenities, but include an outdoor pool, community building and open space section.
Photographs of the Talcott Mountain South Range show that the complex can be accessed from Hopmeadow Road along Old Canal Road. The new network of roads and lanes will start from the old canal path.
The plans show 14 three-story houses with 32 apartments each. The apartments will consist of a combination of one and two bedroom apartments. Seventy single-family homes will be built in the north and southeast of the site, with duplexes to the west of the homes in the southeast quadrant.
The Silverman Group's original proposal for the city in 2015 was a mixed-use development that included commercial and retail space, but declared the residential component of The Ridge at Talcott Mountain a success. According to company representatives, the other buildings did not arouse as much interest.
